fees payable by the Purchaser (which is usual in France) rather
than 5/8% which you would pay through an Agent/Notaire (which is
ALWAYS paid by the Purchaser either directly or indirectly, often
disguised in the overall purchase price)

a 3% introductory fee (no other agents fees).
